Hinchingbrooke Logistics Park plans for Great Stukeley
The 1.2million square metre-site would sit on Brookfield Farm, Ermine Street, in Great Stukeley, which is currently used as arable farmland.
David Lock Associates submitted a scoping opinion for the proposed Hinchingbrooke Logistics Park to Huntingdonshire District Council on March 5.
It is not known how many buildings will feature as part of the development, although a maximum height has been set at 24 metres.
Unbuilt areas of the site will feature green, grey and blue infrastructure, including open space, sustainable access and circulation for pedestrians, cyclists and vehicles.
The district council requested the scoping opinion under Regulation 15 of the Town and Country Planning (Environmental Impact Assessment) Regulations of 2018. Regulations stipulate that a proposed development which is likely to have "significant" impacts on the environment for reasons including its nature, size or location require an Environmental Impact Assessment.
A report submitted on behalf of the developer said the proposal requires an environmental statement as the site area is "greater" than industrial estate development project thresholds.
It reads: "Given the size, nature and scale of the proposed development, it is considered that it constitutes an EIA development.
"The applicant has therefore opted to skip the screening stage and proceed directly to this scoping stage to agree with HDC the necessary contents for an environment statement to support the future planning application."
Existing buildings would be demolished to make way for distribution and storage facilities, general industries and ancillary office space.
Access works to the A141 are also proposed in a bid to improve vehicle access, with pedestrian and cycle routes connections linking the site to Hinchingbrooke Business Park.
A report submitted to the district council on behalf of the developer said the effect of the proposed development on the local population is "not considered" likely to be significant. Newlands Property Developments has set out a timeline for the planning process and intend to submit a planning application in the summer.
